Day 1: cleanout, drywall and the first look at the mechanicals
Anything left behind goes out, drywall is patched, and the tech checks the HVAC, water heater and panel on day one, because a failed condenser found on day four blows the date.
Days 2 to 3: paint and resurfacing
Walls and trim are painted, then tub and countertops are resurfaced, in that order so the resurfaced surfaces cure untouched.
Day 4: the checks that prevent the first-week work order
HVAC filter and system check, plumbing fixtures and supply lines, outlets and GFCI, smoke detector batteries. Finding it now is cheaper than a work order in the resident's first week.
Day 5: punch list walk with photos
The crew lead walks the unit with a camera. You get the photos and the punch list, approve from your desk, and the unit is ready for the key pickup.
